I KNOW that I am going to purchase my first house hack. Im just not sure im ready. I have good credit, a stable job, and a small amount of savings but i still don't feel ready. I feel like if I had 10k more cash available then I would be confident enough to get deal hunting. What can I start doing now to ensure that 6 months down the road when i do have the cash, i  ready?

Hey BP! My apartment lease is coming to an end and i've been really excited about the Idea of house hacking. I really want to start taking the steps towards this goal but Im wondering if Im getting a bit ahead of myself right now. Im 21 years old, Ive been at my current job for three years, I have a 750 credit score, and almost 15k I can tap into (5k Cash, 4k Brokerage, 4k 401k). Would you guys say Im about ready to start reaching out to realtors to begin searching for what im looking for? A duplex or triplex closer to work would be amazing even if It doesnt cash flow immediately. Any suggestions for my next best actionable step?

So Ive bought lists in the past with no issue, but with the start of the year list source is providing me less than 100 absentee owners in my county of 1.1 million people. When creating a new list my first criteria is county, Im getting 4,000 names. After adding in property type Residential: SFR im already down to 130 names. What is going on here? I have a saved search from September of 17,000 names but I was hoping to pull a fresh list for a new mailing campaign.

@Michael Quarles Thanks for the post Michael! Lots of great tips I haven’t heard yet. Is that 1:100 Cold call ratio mentioned per name? Or is that per successful connect? Are you saying I should get 7 appointments out of a list of 700?

Hey man I just put out my first round of 50 bandit signs thursday night. I am located in SL County and to my surprise 3 days later, the ones that i thought would go down first are still up. Not 1 call yet though :/

@Daniel Campbell 1) I’m currently looking for deals in Salt Lake City, Utah. 2) That may work, but my capital Is very limited and I could not sustain 3000 post cards for more than 2 months at the moment. So direct mail campaigns seem risky to Me right now. I’m more leaning towards Bandit signs and cold calls. 3) I actually have no buyers right now because ive been told just get a good deal and buyers should come easy.

@Bryce DeCora Ive gotten my list from listsource.com. My specific criteria is In-state, Residential SFR, absentee owners in my county with 60%-100% equity. Purchase dates ranging from 1900-2008. The correct person is answering the phone about every 10-15 dials. Im in a very strong sellers market so i understand this will be tough. Ive tried getting a tax delinquent list from the county but they said everything i need is online, though I cant seem to find what i need.
