Put yourself in her shoes. I think you don't always have to go by the book. I understand this is a business 1st but sometimes' you have to treat people, how you will want to be treated either way. I say follow your gut feeling. If she's a good tenant really consider this because there are horrible tenants out there, I've heard horror stories about tenants. This situation doesn't seem too bad.

Yes. Conventional maybe be a better route if I want to dodge PMI for the life of the loan. What do you think about HELOC instead of the refi ? Does PMI come with HELOC ?

We don't do FHA at US Commercial so moderator, this is not a solicitation, but Isiah, I think I can answer some questions for you.

Cash out max on an FHA is 85% loan to value and you are correct, you would have to live there. My understanding is you could take out an FHA loan against a free and clear property, but it becomes a math problem at that point considering the cost of upfront MI as well as monthly MI versus going with a conventional loan at 80% cash out with no MI.

Considering MI on an FHA loan is for the life of the loan, I think conventional 80% wins.

I have a duplex that's free and clear. 1 unit is currently vacant right now. Personally, I'm renting. I was wondering if I move into the vacate unit am I able to do a Cash out refinance with a FHA Loan ? Making the property my primary residence am I able to get the lower interest rate the FHA loan provide ? And also since the minimum down payment for FHA is 3.5% initially am I able to cash out refi at 96.5 with a duplex considering it will be my primary?

Also be careful with financing in general. It's not simple as it seem. There's mutiply qualifications you have to meet either way, to get the financing. Keep in mind your credit, DITI, Your current job or assets. They will consider all theses things.

Pretty much, this is the same thing i did. I paid ALLL cash. This gives me the opportunity keep the higher CF or i can refinance at any moment to pull my money back out plus more. Cash buy also give you the upper hand on getting a great deal on the purchase, it's a better negotiation tool. With cash you can close faster and sellers like a faster closings' instaed of having too wait for the banks etc.

Recently, I had carpet in 1 of my units. I'm currently in a rental turnover and not sure which flooring I sure use. Either carpet again which I'm really don't , vinyl, or laminate flooring ? Any suggestions?

Someone feels' my pain and confusing I deal with everyday trying to figure this business out too financial freedom. @Kurt K. @Mary White Thanks for the feedback. I appreciate you guys prospectives. I just want to scale my buisness up the faster and safest way possible. Also I'm 26 yrs and I would to be financially free at lease by 30. I will keep digging and figure it out.
