MTonight we put tape of the drains to see if we catch any. Not sure if it would work but worth a try. Our next step is pest control.

1 of my tenants has either fruit flies or Drain flies. Recently, this flies just appeared. There in the kitchen, garbage, bathroom, in the bed rooms a little bit, and even in the refrigerator. I know we had a moisture problem in the crawl space due too the heat pump from the old HVAC. We're using windows units temp. So the unit been off for a few weeks which means there wasn't any water dripping down there lately. Do you think the flies are coming from the crawl space up through the ac vents ? Are the coming from the drainers ? Where can they be coming from ? And how do I fix this issue ASAP ? Thank you. !!

@Allan Smith I haven't collected unpaid rent nor have I file a judgement. What are the pro and cons of a file of judgement ? Would I receive full unpaid rents ? Etc

Experience is the best teacher. I think you should go for it. In REI, everyone situation and circumstances vary. There's no right way of doing things. If you feel comfortable and the numbers are right for you, go for it. Also when it come to comps, you can compare each unit individually too what on the market and what sold. If a unit is a 2/1 then compare, that unit too a 2/1 that's on the market or sold etc etc. Goodluck and the main thing is getting started.
