I would like to hear how investors, wholesalers, and others think about off market listings. I am working on a tool that generates a list of off market properties that meets a set of criteria. What are the key things you look for?

Of course, I know you can crosscheck bankruptcy, estate, and divorce filings. What are some other sources you use? Would an automated list be helpful? The next step we are considering is including owner information and then a scoring using machine learning of the probability of those leads selling.

Can we discuss the pros/cons of getting a cash flow property that has a renter in it already vs. getting a new renter in areas that are not rent-controlled? Can you always offset the DTI ratio with market rents, or do you always need a lease contract in place? Trying to understand how you scale multi-family from 1 to 5 to 10+ from a financing perspective and what is the sweet spot that more experienced investors use in terms of purchase price, down, and target return profile on an IRR basis
