we recently bought a 12plex in Cincinnati and as part of the updates to the property are looking to replace the old washing machine & dryer.

i was wondering if any one knows of any Laundry companies in the Cincinnati area that will install and maintain the washing machines for a share of the laundry income?

i have been working with management companies in other areas and am use to paying sums in the area of 0.5 - 1 month + 8% so the 10% do seem to be rather high.

but even if we ignore that there are additional fees that i dont understand. 

if im paying a 10% monthly which should take care of the daily costs of the management company why are they also charging for bill payments, bill collection, getting bids from contractors yearly maintenance ... and the list goes on and on? - as i get it this should be covered by the monthly fee

any recommendations?

additionally can anyone estimate what's the average cost for a management company in that area. so far i got several offers and they all seem high (one month + 10% + multiple additional expenses)

to be more specific how much do you estimate will it cost to paint and clean (carpets + general cleaning) the apartment?

i assuming usually no damage will be done by the tenants that some paint will not solve - from my experience this is mostly true - but yea i have had tenants that worked very hard to prove me wrong
