Hi, I’m a new OOS investor from New York looking to get into Indiana to get my start. I’m looking for multi family cash flowing properties either in NW Indiana or closer to Indianapolis. I would need someone who has worked with OOS investors before and willing to help me out considering it would be my first deal. I plan on making this a long term relationship as I plan to scale up in Indiana and need someone I can trust with boots on the ground. Thank you for your time.

As someone with no credit or capital but wants to look OOS, should I look for an agent first and build my core 4 or look for buyers and ask what they want first? I'm asking because I don't want to have the agent think I'm wasting their time with no funding or pre-approval.

@Zach Falk Thanks for the insight, lastly the house seems to be undervalued. The house next door to it has 960 Sqft 4 bed 2 baths, was built the same year and is worth 170k while the house I'm inheriting was bought for 115k. (Info from Zillow) Considering that the house I'm inheriting has more square feet would you recommend as a lender to take the approach of adding value like another room and refinancing or would refinancing with a higher loan make it harder to cash flow the property?



Again thank you, I know you don't have all the info to give your full insight. My main goal here is to have it cash flow enough to hire a property manager as I am from New York and wouldn't be able to manage it myself.

Hi, I am inhering a house in Glendive, Montana, and was wondering if anyone has any insight on the market and how much rent goes for? I plan on renting it out if it's in a cash flow market. 

Main floor:

1 bed 

1 bath

Basement:

2 bed 

1 bath

1864 Square feet

Any insight would be helpful as I'm a new investor and not sure how the process works or the best approach to take. Thank you
