Thanks Justin! I was wondering for the discussion on scaling the business. Although I may have a local postmark when sending them out myself, it is less scalable when the investor does the work. 

Which do you feel is a lesser of two evils-

Having a local postmark and completing it in-house or having an out of state company do it and having the ability to scale up?

Do you have your yellow letter company send the letters out for you OR do you have them send the letters to you so that you can send the letters out yourself? Why?

@Ross McMahan welcome to BP. All I'm literally going to do is repeat what the others have already said. The local REIA is great. I've only been a part of it for about a month and I've already met multiple people who have been kind enough to meet me and share their stories. Thank you for your response! I recently downloaded your e-book '13 steps to valuing your first multiplex' and I've read it 3 times in the past month. Very thorough and informative. I'm really excited to read more material from you. 

I was under the impression that CAP rate and pricing went hand in hand-to gauge the return and calculate profitable and he purchase price.

Wow, yea, 3-4 is a very small number for owner financing! I was reading an e-book by Ben leybovich and he suggested using cap rates for all multifamily properties, 2-plex and up. But I do agree and that my focus needs to be on profitability and the buying criteria. I guess my next step will be to get comps for that area and find another exit strategy to think about!

@Michael Rogers, thank for the input. I have looked online for the going CAP Rates for this area and was unable to find them, so thank you for the knowledge. It helps... I clearly need to do more research on them and how to stay current.

@Account Closed, I appreciate your advice on seller financing. Hope it goes well.
