I'm currently exploring the Short-Term Rental (STR) market in Ft. Lauderdale and possibly the Pompano Beach area. I'm particularly drawn to the mix of year-round tourist demand, the beautiful beaches, and the proximity to major attractions.

That said, I’d love to hear your thoughts on how the market is performing these days. Are STRs in this area still delivering strong cash flow? Any specific neighborhoods you recommend looking into—or areas to avoid?

I’m also curious about local regulations for STRs. How strict are the licensing requirements, and are there any recent changes in city or county ordinances to keep in mind?

I’m exploring investment opportunities in Melbourne, FL, and looking to connect with a knowledgeable realtor and property manager who can help me identify the right property for long-term rentals, mid-term rentals, or even STRs. Being on the Space Coast, the area seems ideal, especially with the demand driven by the space industry—my brother works at NASA and has mentioned there’s a high need for rentals. My plan is to hold the property for at least a year and then evaluate the best strategy moving forward.

As someone in a higher tax bracket, I'm also interested in leveraging STR tax strategies to maximize my investment returns. My strategy is to buy and hold, focusing on long-term appreciation and/or moderate cash flow. I'm particularly drawn to this area due to the billions of dollars being invested by companies like SpaceX, Blue Origin, Northrop Grumman, and L3Harris Technologies. With all this development, I see strong long-term potential in the Space Coast and Melbourne area.

Hi everyone,

I'm looking for guidance on setting up my LLCs to be as tax-efficient as possible as I prepare for my first multifamily property purchase. I’m a high-income earner and just received a substantial tax bill, so I want to make sure I’m getting everything right from the start.

To give some context, I currently own one rental property where my dad resides. My next step is purchasing my first multifamily property in Tampa, Florida, which will include tenants, as a house hack. I file my taxes in Florida and am considering setting up an Investment LLC, a Property Management LLC, and possibly another LLC for short-term and mid-term rentals. I'm also thinking about using an S-Corp or another passthrough entity for tax purposes.

I'm looking to scale my real estate portfolio, and I know that starting sooner rather than later will be more beneficial in the long run. Who should I be talking to for the best advice on structuring these entities to minimize taxes, protect my assets, and maximize my investment strategy?

A brief introduction: I recently embarked on my real estate investment journey with the purchase of a property in California, April 2024 for $180,000, applying the BRRRR strategy to maximize its value. My father resides in this property and is managing the flip, leveraging his extensive experience in property renovation.

Financially, I bring to the table a stable annual gross income of $270,000 from my successful healthcare company, which will continue to support my real estate endeavors. I have allocated $250,000 in savings specifically for investments, aiming for a conservative down payment of 3.5% to 5%, depending on the deal and financing terms.

I am planning a visit to Florida in June to scout properties and gain a deeper understanding of Tampa's neighborhoods, including the greater tampa area. This visit is crucial for me to grasp local market nuances firsthand. I am open to properties that may require minimal renovations if the deal aligns with my investment criteria.

My long-term plan is to scale my portfolio deliberately, ideally acquiring multiple properties within the next 1-2 years.
