Hello BP this is probably going to be a long shot but will anyone allow me to shadow them or for you to act as a mentor in any kind of way on their deal weather it be wholesaling or flip and sell? I'm looking to network with people and have plenty of free time on my hands. I will be attending more Reia meet ups in my area as well within the coming weeks.

I also don't mind coming out to a property and doing some grunt work for anyone willing to, As long as i can get more insight and hands on in the real estate world.

I am in the greater Atlanta area

Thank You

Walk into a 150K house and tell them $110K with $10K EM check they might know you are serious. Walk into that same house and tell them $130K with $500 EM, could that make a difference. You never know for sure but one thing is a fact: the guy writing the bigger checks is usually taken more serious than the jokers offering 10 bucks. When I have presented listing agents with 10K EM checks, they know I want the house!

I understand where your coming from john but for a newbie investor like myself i dont (at the moment) have 10k EM checks to offer sellers. At the moment im focusing on locating homes with distressed sellers that are not necessarily money hungry but just happy to get the property off their hands for whatever the reason being. But also offering anywhere from 1-2k of EM i wouldn't call that a "joker".

I appreciate your reply though

How much is fair to put down as earnest money when putting a home under contract? Or what is considered typical?

Thank You
