Post: Where do wholesalers source their wholesale contracts from?

I want to start wholesaling in my area and need a place to source quality wholesaling contracts. 

I tried sourcing them from my local realtors association(WRA), but they don't grant access to them without being a licensed realtor. I need documents that I can rely on. I don't have too much trust in the random contracts that come up when I google "wholesaling contracts". Paying a real estate lawyer to write up contracts or paying a realtor to send me copies is not out of the question. I'm wondering if there is any free options that wholesalers typically rely on to get their contracts?

I also have the contracts Jerry Norton provides for free on his website. Does anyone use these?

Small multi-family (2-4 units) buy & hold investment in Richmond.

Bought a garbage duplex over a year ago and slowly working our way to a heloc to buy a 4 unit.

What made you interested in investing in this type of deal?

Only way we could get in at the height of the market

How did you find this deal and how did you negotiate it?

 Many states have county websites that list property and parcel numbers. Some interface with a GIS system so you can look at a satellite image of the property in particular. I think that's what you're referring to. If the POI on the county file isn't receiving your contact then I would just touch base periodically, leave a friendly VM. "Hey John, it's Issac again. Looks like we still haven't been able to connect about your property at 123 easy street. Just wanted to chat with you real quick about possibly selling. If you've got no interest in selling no worries, feel free to just text this number "No" and I'll just mark you down as such so I stop calling you". Simple as that. Then it's a numbers game. 

When I've used the county GIS mapping/zoning services to find small-multi specific properties they are typically under an LLC. I usually run into a dead end when trying to find a way to contact the owner of that LLC, to ask about their property. A google search of the LLC doesn't usually turn up anything of value, as far as phone # or other ways to contact. Usually just an address of the registered agent or something.

Looking for a four-unit so do you think talking to tenants would help? Could definitely could cold call, i'm just not sure how you find the owners information.

What's the most effective way to reach off market property owners about purchasing ? 

For example; I'm looking in Madison, WI for a four-unit building. There is only 2 options on the market, yet hundreds in the area. 

1. How do you contact? (Phone, mail, email) how do you get the owners information??

2. Any tips or strategies on first point of contact, and maybe second? ie; Phone call, followed by meeting at the property?

3. Tools or proven resources? I know there are a bunch of apps and softwares, but most seem to focus on the lead generation. Where I am more interested in the backend.

4. Other strategies I may be missing or overlooking?

I have found several buildings I am interested in, but would appreciate any advice on moving forward with them. Thanks in advance!
