@Sharon Tseung I pushed myself not to go fly out and see these properties. I wanted to see if I could actually purchase a home without actually setting foot inside of it and battle through the process to get things started. There are definitely a lot of things that I missed and took for granted and and overlooked. But ultimately got things rolling. The two properties I purchased are in the low-to-mid 60s and will rent for the upper to 800s to low 900s. I mainly chose out of state because of the price points. I knew, ultimately, if these properties failed and never rented I would be able to afford the low mortgage payments. That's a little more difficult to do for a newbie in a place that it is very expensive like California. I'm sure it is possible but I didn't want to take that chance. Not yet anyway. The first couple properties are definitely the big learning experiences. So ultimately I just paid for an education and hopefully won't flip upside down in the process.

@Sharon Tseung Hello. I am also from California and opted to invest in out-of-state. I'll be closing on my second property in a few hours. You definitely need to have boots on the ground but by the look of your post you have all that understood. I had to go through a couple different real estate agents until I found one that worked well with me. Once I did find them they were excellent to work with and made everything much smoother. Investing out of state can definitely be done, you are not the first to do it and will not be the last. The main thing is to take action, educated action. Just make sure you stick to the fundamentals and you'll do just fine. Good luck to you and welcome to the addiction.

@Michael Bond Welcome to the addiction. It would be dependent on the local market and the particulars of the property. Best to research both and you'll have your answer. The price change chould be for several reasons. You might start by calling a local agent to look into the property's history.

Hello All of You Beautiful BP users. I'm happy to say after a year of cleaning my credit up and educating myself to a point where I'm comfortable to make my first knife I have closed on my first investment property as of yesterday and I am due to close on my second investment property early next week. I made it a point to convince myself I do not need to go out and see these properties. This was entirely done sight unseen. But, obviously I did have a realtor, attorney help me out with the process. That being said now that I have these properties... Who holds the keys? Obviously I will be using a property manager to rent these bad boys out but, there are few repairs I would like to get done. Who would be the best individual to leave my keys with or to interact with a general contractor or anybody doing repairs. Do property managers usually take on this role? Again obviously, I'll be communicating with several property managers in the next day or two to ask this very question that I thought I would throw it out to the BP Universe. I'm sure someone has gone through this situation before as I am very sure I'm not the first individual to invest. Out-of-state.
