Newby with a few questions!

Hi everyone! I’m brand new at this and my wife and I are looking at little two family property we are planning on rehabbing and renting out. It is listed at $55,000.00. Two months ago it was listed at $85,000.00. Does this mean that it is worth 85? Which means that if we could get it we would be buying it at a rediculous discount? Like I said, I’m brand new at this and any info would be much appreciated!
