I am so glad I stumbled across this post, as this is something that I was looking to involve myself with.  It's so good to see the word "newbie" in the group of people who are welcomed to attend.  I'm excited that there is more to come and look forward to connecting with wholesalers and other movers/shakers in the Atlanta area.  Thanks for posting!

As a newbie, still in the education phase, I guess my biggest fear is actually meeting with a seller and communicating in "real estate dialogue."  For some reason, my mind wants me to believe that the verbiage will basically be a foreign language and I don't want to come off in a way where it's easy to point out that I am new to this...but, I'm guessing that that's scary because I still am very very new at this and still absorbing as much as I can.  That, alone, is motivation to study and understand as much material as I can..and I'm noticing I am definitely in the right place to continue my education.

Offer with 1000 deposit. ( who holds this deposit? in my state it is usually a real estate broker however without a broker who would hold it? )

Offer is accepted 7 day due diligence period ( is this when you start showing the property to your buyer list? )

if buyer is found assign offer to purchase or purchase and sale agreement to the new buyer?

if no buyer is found use your due diligence contingency and get out of the deal?

Very good questions, Rich.  I am eager for a response for this information, as well.  I understand the process as a whole, just these few areas listed above that I struggle with as well

Hi All! (Newbie Alert!)

I'm Isaac: Louisiana native, Georgia resident.  I've been browsing the forums for a while now and I can't even begin to explain how many of my gray areas have transitioned Lol...it amazes me how genuinely helpful everyone is and how much knowledge is just floating around!...in my mind, the industry would be kind of "clique-ish" and exclusive, but maneuvering through this site proves otherwise! It's so relieving.

Honestly? I'm just a guy who had an opportunity to be a contestant on Wheel of Fortune, WON the show, and grew an interest in real estate (Wholesale, particularly) to protect and grow my wealth.

(Yup, that's me! Lol)

I have since, read and/or studied eeeeevery book, blog, article, webpage, documentary, there is on real estate...or it seems I have! LOL (Thanks to Than Merrill)

I went to a Than Merrill seminar and grew an interest in Wholesaling. I'm new to the industry and still in the education phase, but almost to a point where I feel I can get out there on my own. Not in a rush, here to absorb as much knowledge as I can towards furthering my ambition

Long story short, here I am today at Headquarters! BIGGERPOCKETS! Excited to meet and build valuable & genuine relationships with potential buyers, sellers, and dealers alike! ....aaaand mostly, continue to LEARN!
