Do you know anything about getting larger homes accepted for STR license here in Las Vegas or North Las Vegas? I have a potential deal that could work if they'd allow a 6 bdrm home for STR.

I've began researching current str local regulations in Las Vegas and it seems a little bit difficult of a process to start and maintain. Even things like not being approved for a license for homes with more then 3bdrms. In addition, home prices are definitely on the rise and makes it less friendly to get a good ROI and positive cash flow versus other parts of the country with a more stable housing market/prices.

Does anyone have an efficient way of finding out what markets are top choices to purchase rental properties(primarily under $60,000 for sfh or $150,000 for multi-family homes?

Is the fee usually disclosed to the flipper/purchaser? What kind of factors would be put into the consideration of how much to charge?

Hello folks,

Can someone share with me, what would be a typical or fair fee to charge for assigning a contract dealing with a wholesale deal. Is there variables that affect this fee amount?
