Post: Bathroom Ceiling Mold Issue

@Breanna Gastaldi Thank you Breanna, we got a few contractors to come out. Luckily I think the mold is from a lack of ventilation and no leak. So we should be able to replace the sheetrock 

@Theresa Harris Thank you Theresa, just for clarification, you are recommending to spray the bathroom in its entirety with bleach then remove the ceiling drywalls to mitigate dealing with the spores?

@Dave Megowen Thank you Dave, the bathroom does not have an exhaust fan or a window therfore it lacks ventilation. The mold is nearby the showerhead. As if right now my thought process is to spray bleach solution and replace the ceiling with drywall

@Nathan Gesner Ok thank you Nathan, glad to hear you think it is a common surface mold. I have educated them already when looking at the old. Hopefully, with the bleach solution/mold cleaner and the replacement of the ceiling that it would resolve it

Hello BP Community,

I was informed yesterday about a ceiling mold issue in the first floor bathroom's shower. The second floor bathroom is stacked above it. I was hoping to get suggestions and/or contractor referral in the Fitchburg area on how to address the issue. Should I call a GC, mold specialist, or plumber? I believe that the shower in the second floor bathroom is causing water damage and creating the mold in the first floor bathroom ceiling, which may require removing the first floor bathroom ceiling. I greatly appreciate your help or suggestions.

Hi BP Community,

I am expected to close on a multi-family property in early October in Fitchburg, MA. I found a few options online, but I always prefer "tried and true" recommendations.

Would anyone happen to have local recommendations for Lead Inspectors and De-lead contractors? We are also looking to have professional cleaners for the interior of the property, so recommendations for this would help as well.

I will be closing on my first multi family in Fitchburg at the beginning of next month. I would love to meet with a CPA to strategize and prepare myself for when tax season rolls around the corner. I would greatly appreciate any recommendations of RE investor friendly CPAs.

Hello @Andrew Freed thanks for the response and sharing your take. I will look further into those neighborhoods. @Ian Hogan The snapshot of Worcester by zip codes was very helpful! I intend on going to more local meetups. If I go to one in Worcester, I will reach out!

@Jonathan Bombaci Thanks for sharing your insights in regards to Worcester and Fitchburg. I will definitely keep them in consideration. Although, you mentioned that you prefer the house at the bottom of the hill instead of the top of the hill in Fitchburg. Any specific reason?
Yes I intend on going to the Simplified REI event tomorrow at the Thorndike Exchange.

@Brian J Allen Thanks for the breakdown of the tenants. I am looking for a multi-family that cash flows. I figured right now would be a good opportunity even with low inventory. Especially considering that there are less buyers due to rates.

I am looking into the Worcester County market. Although, I am unfamiliar with the area. What are the best area codes or neighborhoods within Worcester and Fitchburg?

@Gianny Niebla Thanks for sharing your experience. Good to know as I may pursue an FHA in my next property.

@Brandon Beardt my reasoning for wanting an FHA is due to low down payment as opposed to 15%-20% especially within Boston market. I have already refinanced my FHA loan to conventional loan a few months ago. I decided on going the refinance + heloc route for flexibility as opposed to the cash out refinance.

@Albert Bui That is unfortunate that I cannot use the cash flow from my current residence as I would have included the cash flow to help qualify for another property. Thanks for sharing the 100 mile rule as I will consider the factor when buying a second property.
