Whats holding me back is that i have been down this road in the past. Buy hold rehab sell.

need to get back into it but would like to do partnership.

i have been burned in the past and i feel it comes down to a trust issue.

worked very hard over a decade to get what i have and would like to move forward with people that have more experience in the real estate market. Its always in the back of my mind what if this happens again and usually thats why i havnt got black on the horse

Bob if you ask ur tenant why he is late it could be he gets paid every two weeks.

I have found this in the past and re wrote the lease to read rent is due on the 10th 

U have to pro rate for the 10 days

Gonna be closing on my first condo.

I have always had single families and multi but 1st condo.

Wanna make sure i have the right insurance for the condo.

whar i do is a window a month

I let tenant know the window will be replaced so each month tenant pay rent i set aside whatever the cost per window is i do half the windows so tenant can see u are doing what u say just let contractor know ahead of time

Have contractor do measure ment this way if ot off its on them

i use a primer called stixs put out by Benjamin Moore and the use advanced paint high gloss also put out by Benjamin Moore this is also good to paint over tiles on walls

once went into a condo and owner shoot himself brain matter was still on walls.

Realtor disclosed this at showing but property still sits vacant

Still trying to get a large reduction on price

i would send the 5 day notice to or vacate place it in mailbox.

U have to start documentation now this way if u have to evict tenant u show courts how many times u had to send notices to pay

This helps on ur end
