@Yaz B. Malcolm Whipkey at 1st Home Inspections.  Certified by NAHI (National Associated of Home Inspectors) and I have used him on numerous inspections.  Fantastic inspector that catches most things and is especially good if you are the buyer as his report are extremely thorough and will help you negotiate for a much better deal as a result of what he finds.  PM me if you can't find his contact info.  And feel free to let him know i sent you.  Very nice guy too.

@Trey Eaton, the other comment is accurate.  You have to compare it to other similar buildings IN LAKEWOOD, not DC.  Its apples and oranges and the city won't even consider your argument if you try it that way.  I don't know necessarily how it compares to other buildings in Lakewood as I haven't done that exact analysis, but I do know that Lakewood's taxes are pretty high so you may not be able to get the reduction you are hoping for.  Also, go to Cuyahoga county auditor's website and see what the county says your building is worth.  If they number they have is less than the current market value, I wouldn't try to appeal as they will likely raise it.  If they are assessing it at HIGHER than current market value, you MAY have a case.  Good luck

@Ahmed Porter and @Chris Seveney very interesting you both mentioned Goodman. I have heard that before and replaced 3 furnaces in a building with Goodmans and they seem to be good. Thanks a ton guys, great stuff

Thanks guys, much appreciated on the feedback.  @Joshua Iachini thanks a lot for that site, I've never used it before, but will definitely give it a try right now.  That's helpful.

@Brandon Heath you beat me to the question i was going to do a follow up post on tonight - any idea what is a solid brand A/C unit that won't break the bank and makes sense for a small apartment?  the quote i got was for a 2 ton Aire Flo (which appears to be low end) replacement condenser, 2 ton Aire Flo cased coil, Nitrogen purge on line set and remove old and dispose of for $2,500.  Apologies, Im guessing you're a contractor as i don't know the answer to the question of R22 or R410A (what i have above is all the quote had), but i think that applies to the heat pump if I'm not totally off.

Can anyone give a rough estimate of about what it would cost to replace a 2 ton A/C unit for a small apartment in Pittsburgh (materials and labor)?  Quotes I've seen seem high.

Comfortable Affordable Homes LLC.

As a landlord I wanted tenants to know what they were getting and wanted the very name of the company to give that connotation to them.
