Curious to know if anyone has any better solutions? I use Apartments.com for collection and maintenance requests and Stessa for bookkeeping but would like to use one software if its not exorbitantly priced like $99/month. Thanks in advance.

Thanks @Robert P. Yes, that’s what I discovered as well and that I’m going to wind up having to do for all 2022. Appreciate the offer to help. I think I’m good, but will let you know if not.

@Nikhil Pajankar it did not get resolved. In fact, it got worse and they’ve made no sincere attempts to resolve it. They’ve sent more emails saying that they’re working on it but we’re coming up on 2 years now. I mean if that isn’t customer service, I don’t know what is. 

I did find one but I don’t recall it off hand and I’m out of town at the moment. If I remember I will send it, otherwise PM me. Unfortunately I now have to download an entire year and go through it with the new one since  Stessa didn’t perform. Try not to put yourself in my spot with tbem and pay a few bucks to someone that will perform.

@David M. my guess is because its an unsecured promissory note. That’s why the rate is so high.

@Chris Seveney - correct. Its an unsecured loan. No I don't believe it is a loan against the LLC. Purely an unsecured promissory note. I did not invest because of that so no reason to file anything for me but probably good advice for anyone considering but my guess is that its not an option either.

It's not backed by any asset. Its solely a promissory note. I called to find that out myself a few weeks ago and that was the answer I got.

Hello - has anyone been able to find an alternative to Stessa? I thought it was great at first and conceptually it is, but the Automatic downloads are nearly useless. I've had a problem with one credit card for a year and a half....A YEAR AND A HALF and its not fixed. They just keep responding that they are working on it (really for a year and a half?). Now none of our other accounts are downloading and just continues to give an error message about too many downloads in 24 hours or something and thats not the case here. We spent a lot of time bringing everything over too so its really really frustrating to now have to find something else again. I don't mind paying some money either, we didn't do it because it was free, but because we thought it was great. However, we only have 10 doors so its not worth it for the big boy software. Thanks in advance for any help on this one.

We just got done with a tenant that owes us $5,500 (based on damages and not paying last months rent really) and sadly THAT's not worth it to us due to legal fees and time but primarily because its blood from a stone. She'll never pay it and will claim she doesn't have it, etc.and you'll be left with a headache and $10 out of that amount if you're lucky after all is said and done. Now collections on the other hand is worth it. Costs $15 and they will chase her and impact her credit. Ive found thats the best way to do it. They take around 40% of the total amount, but 60% is better than $0. Plus at least you could possibly have them pay like a grown up. We've actually had 2 payouts from it from years ago so that was a nice surprise. We've also had 2 tenants contest it, but easily won that since we document everything including every expense justifying the amount. MAKE SURE YOU DOCUMENT EVERYTHING all the time for this situation or others. We use the collections agency through MrLandlord.com. Definitely worth it.

@Sheena R Roth I have not found anything else, but that's primarily from lack of looking (again). I had changed several times so I had hoped to be steady for a while, but I'm getting to the point where I'm considering looking again. I put up with inputting my own data for a year now and there is no end in site and no updates from them, other than when I email them and they simply tell me they are working on it through Yardi (who I guess does their platform). They just don't have any sense or urgency or care to fix it (obviously at this point). I think once its in there/downloaded, its pretty good, but the whole point for them was that they were supposed to be A LOT easier and they're not. Let me know if you (or anyone else) finds anything worthwhile without the bugs. And I would continue to pound customer service so they have some motivation to change.
