Hi All,

Been having trouble with finding rental INS for my garage conversion in California, as everyone in CA is currently struggling with. I have State farms on my main house & attached ADU, but since they are NOT issuing new policies in California, I have been unable to find an INS company willing to just provide INS for my rental. Does anyone have any options? I have looked at AAA, farmers & some local INS brokers with no luck. HELP! Thanks in advance!

Thanks for the lovely response! Where in San Jose are you looking? It is extremely difficult in our market, don't expect a positive CoC ROI for the next few years, but rather look at location & multiple exit strategies if it doesn't work out. 

We currently have a 2b2ba semi-close to the ocean, but the big thing is it's walkable to an elementary, middle & high school, right off the bike path & has a nearby bus stop. We plan on converting our garage & adding a JADU to the end of our house (it will be separate from our main area). We are on our 3rd round of reviews & hope to get it approved soon. We submitted the plans 6/2022! I really hope San Jose is better, because holy moly!

I would love to have a little pow wow to bounce off thoughts. Look forward to hearing from you.

Nice to meet you as well! At this early point in our stage, we are looking for places we can do "medium term" rentals. Gearing towards, travel professionals, also looking into short term rentals, & possibly long term in the future when we have zero energy left & are jaded from all the tenant issues. We are in escrow on a duplex in Reno, & will probably venture into N. Carolina like everyone else (:

Well, I scrolled the forums & could not find a topic dedicated to meet up groups and/or creating a mastermind group for people local/or not local to my area. So I guess I will post on here in hopes to find a smarter people than myself to bounce ideas off of. 

I live in Santa Cruz, CA with my partner in life, enjoying the laid back lifestyle, surf, wine & ocean air. We are both in the medical field so the downtime is limited as we both work long hours & days. Our Why: We spent most of our life in school & work, mostly because our parents told us we had one path in life that leads to "success". We want to enjoy our lives being surrounded by loved ones (humans & doggos), traveling, being outdoors in our camper van, & starting a family.

Working a W2 job was so last generation.

Current real estate situation: Waiting a year for permits to go through to create 2 ADU's on our property to decrease our mortgage. Hopefully within the next month, they will finally be approved. We are also currently still trying to find our first "investment property" & have definitely come close to closing a deal in Reno, NV. However, have yet to close on that 1st, oh so sweet deal quite yet. Putting myself out here in hopes to find like-minded individuals (which everyone here is) to learn, grow & just talk real estate to keep each other accountable. I would hope, despite how minuscule it may be, I may have some knowledge to provide benefits to everyone as well.
