Your reply deserved a much faster reply-my apologies for just getting back to the discussion.  I truly appreciate the time you took to put this together because I've already noticed some of very things you discussed.  I've found a few investors that would probably fit your description but wouldn't have known until now.  Everyday I try and do something to stay focused on my goal.  Your advise to "have fun with it" couldn't have been more welcomed.  It's stressful to watch on the sidelines (so to say) because I'm not completely organized to handle the volume of business I one day plan to have.  Often I do stress because of the Big Hats already "have it" and I'm just now trying to "get it."  So I will continue to educate, organize, network, and establish a baseline that will ensure long term, steady growth.  Thank you so much for the advise & lesson!

Does anyone have a list or know of any REIA's in the Northern Virginia area? Would love to meet other investors in our area rather than trying to build "in a bubble."

Hi John,

I have not toured the property yet, as I just got it from auction. However, I know the location (I live 15min away) and plan to visit today. I can forward you my comps via email if you're interested. They were orginially done by me and then verified by another investor and realtor. Again-I'd really like the property for my own portfolio (new investor) but the contract contingencies and timelines are a bit tight whereas personally (a new guy) I would like more flexibility. If you are interested, I could send you the CMA.

And no-contractors not in place yet.  This deal happened less than 24hrs ago.

All,

I have a property for wholesale, located in Stafford, VA, 2min from RTE 1, 10 min from I-95 and VRE. It is a condo/Townhouse, 2bd/2bath and in a great neighborhood and great schools. It needs minor repairs: paint, carpet, kitchen cabinets (according to the photos) but appears to be an awesome rental property and/or potential flip. I simply don't have the time/resources to oversee a rehab so I'll let it go for $5K.

Let me know soonest..I plan to offer it up to my REIA on another blog. Below are my numbers...feel free to dissect my methodology, however the ARV is pretty consistent with the market in that area over the past 6-12mos.

Brandon, My second question was more about the timing of the purchase.  Because I currently have a renter, I just thought maybe the business should purchase the property during the lease term and not after.  My business would then assume costs of ownership, but would also benefit from a few months of passive income before the lease ends, rehab, and rent again.  You've answered the most important question though..thanks again!
