@Wayne Brooks. That is what I thought, but a lot of "gurus" do not touch on this subject. Even when asked, the answer is not readily available. 1031 exchange, perhaps is an option, but not everyone can do this.

I'm not sure if that's a good enough deal. Numbers look very tight. If you're okay with the risk, and you have enough cushion for it, then hold for equity.

Sounds like you are doing well.

Sounds like you need to get taxes done, at least the extension. Put in your offer and see if they will wait that long for you. If not, don't think too much about it.

What is the positive cashflow?
