I think a lot of people were not ready for the previous one, even the experienced investors. I originated NINA and SISA loans and got neg am on top of that -- that was aggressive and not recommended to those who were unaware of that they were getting into. When one of my preferred lenders went out of business, that was a huge warning to me. Then, more followed. We have a similar track of mind that we should not look back at how bad it was, but to look forward on how to make the next one better, hence, my original question to the group.

Yes, in many areas, that is happening, but "investors" buy into the gamble.

I just noticed that you are in San Diego. Some prices are dropping in the Inland Empire, but that is not consistent throughout. San Diego does not seem to be affected.

I hope you are right. I am not 100% optimistic, as real estate runs in cycles, but I do not believe it will be as bad as 2008 - 2013; the downturn is likely in other areas, not necessarily real estate, to create a ripple effect of unpredictable pricing. People are still buying and trying to reach that "American Dream". Seeing downward trends in pricing in some parts of California; I still track pricing -- bad habit of mine and something I do for fun. Could be temporary, but not to say that "the sky is falling". No consistent pattern yet.

I would like to know if anyone here has taken advantage of LIHTC and how you first got started as a developer using this program? How much experience did you have to show? Was it different by state and/or county?

Thanks for sharing your wisdom. Sometimes when we are so involved in what we do daily, and we hear the "news," it's almost like "the sky is falling" scenario. I am glad to be part of this forum.

Perhaps, I am mistaken, but I was hoping to see a monthly gross of $1,050. If you have that and your net is $606, then you are expending $444? Something did not seem right to me. I was also objecting to 25% dp, which is fine, but running out of cash fast if on this path.

I've been looking outside of California, but I am not giving up on California. Also looking at notes (performing and non-performing) because I am familiar with the risks of NPN and how to solve the string of headaches NPNs bring. I seek owner-seller or seller financing, very conservative on down payments and monthly outflow.
