Seller asking 4500 for property, arv is 49k repairs are 5k (supposedly) however the title company brings to my attention theres a 19k lien that expires in September. After lining buyers up for purchase and marketing at a totally different price . Now the sellers is aying hes going to bulldoze the place...what and where do i go from here?

I need to do more offline marketing. Im using phantom ads mostly on cl and I market on social media. I honestly think Martins Ferry is not a fast market.

Im a newbie in the Northern part of Ohio closer to West Virginia and I have a few properties under contract with no investors. I need some old strategies or advice on building a virtual bank or investors black-book.
