@Roger Evans I ended up doing a conventional financing with 5% down and pretty low PMI. ( a few dollars extra a month) FHA was still an option, but not the best one.

I may be mistaken, but I believe you can sign a personal guarantee for the mortgage. That makes you personally responsible for the mortgage and not your LLC. I've never used this strategy myself. Let me know what the bank says. I'd be curious to see what they say.

How about owner finance? Pride in ownership could help prevent some one from trashing it, and if they default just repo and repeat.
