I don't understand why a bank wouldn't WANT to short sale. Banks are in the business of making money, not holding onto real estate. I know my opinon may be biased :D , but short sales create a win win situation.

I did have a question about Heathen's comment regarding dealing with smaller banks... how exactly did you go about establishing a relationship with them? Did you call them up and request a meeting? Give them a presentation or simply make a phone call and tell them what you wanted? I am asking because I am ready to make contact with a bank but would like some guidance on the best way to approach it. I do appreciate any replies.

I will check into possible issues. I didn't forsee there being an problem because I have a real estate liscense because we would be entering into a partnership and everyone knows my status. I do agree that stocks do have an advantage of liquidity which is why we would be investing a small amount of money in stocks as a traditional investment club would. I am still doing my homework and reading up on how this kind of thing works. There is quite a bit of information about group stock investment, but not so much for real estate.

I am a residential and commercial real estate agent that primarily works with investors. I live in Atlanta, Georgia but I am from Pittsburgh. I am actually in town visiting now until Wednesday. I see plenty of investment opportunities here and I would like to take advantage of this market. I was excited to see your post because I wanted to meet someone that knows what’s happening in this area and understands different creative real estate investing strategies. I am very interested in talking to you about your “out of the box” ideas.

I am interested in condo conversions and even development as I am currently finishing my degree in commercial construction management.

I would like to know if anyone has had any experience forming or being a part of a real estate investment group that purchases or acquires commercial real estate? If so do you have any advice, suggestions, or things to consider? I have recently formed an investment club and our main focus will be the acquisition of commercial real estate. I am an agent/ investor that is focusing more on commercial than residential. I decided to do this to share the liability, the profit and the risk. I already had a real estate networking group so this was a natural transition for us. I have quite a few people who have already "applied" for membership, so that is not the problem. I appreciate and welcome comments.

I am an agent and I work with a wholesale lender that does bulk refinance. They are very "cool." They understand investors and how we work... and they have the capability to access private money to get a deal done if nessasary. Feel free to email me for more info.

I am an agent and I want to gain direct access to a banks REO list. I don't have to sell or list them exclusively. I work with a lot of investors and I am scrambling to find a deal from them and usually they don't come from MLS. If anyone has successfully gained relationships with a bank or has advice on how I can go about getting a direct list, please let me know.
