Nice job what are you listing it for what is a rough estimate of rehab numbers and your spread taken this was your first flip and learning experience

I have done a shortsale with ocwen with much success. It was approved with half of the principal. The only thing I don't like about them are the schedule timed calls

There are no holes are in the drywall.

The sockets are really not in the wall but have a box on the floor if that helps. I guess that's how they where able to strip the wire without making wholes in the walls.

I'm about to buy a house in Baltimore where i just discovered the copper wire was cut out from from the basement and every wall socket in the house.

I have my electrician going down there tomorrow, this is common in Baltimore I'm paying 9k for the house and 15k to rehab it rental condition and that does not include the electric in the budget I will get that estimate this week.

I'm thinking about walking away from this deal because something tells me that the cost will be to high

Details : The property has all its walls which would make the electricians job hard and will require him to try and fish the new wire to outlets and its a 3 story home.

What are your thoughts on this BP thanks in advance.

I became a realtor for these reasons alone, most of them are lazy and I got tired of being the middle man. You have to trust your own instant and if you like a house have your agent but in a offer no matter what they think. Remember they work for you not the other way around.

Welcome back ! 2014 is going to be a good year feel free to add me I'm a buyer in doc md va. Currently doing a project in Bowie, I'm not liking how the weather has started but I'm going to make this a great year. I brought a house in Columbia heights from a home owner who house had been purchased from a tax sale and we closed just before the lawyers were trying to foreclose. Taxes, interest and lawyer fees total about 16k on top of that the guy owed 41k to the irs. This turned out to be one of my biggest deals of 2013.

Man I'm almost to the finish line with my 2014 first project and kitchen cabinets are a week behind and then today we are hit hard by a snow storm here in Maryland. I really don't like snow and this won't help my schedule I was ahead of schedule and was taking my time on this project because of the 90 day deed restriction but these last two weeks haven't been the best. has anyone else felt the effects of this snow storm on the east cost.
