Post: renting to people from out of state without meeting them?

I have a unit empty and 2 people called from out of state relocating and liked the house and are willing to fill out an application without looking at the unit. Does anyone have any experience with this? I dont like the fact that I dont get to meet them first but if they sound ok on the phone and I pull their credit is there anything to worry about? They are going by the pictures on craigslist but I know I get alot of weird people who call.

Would you rent to someone without meeting them first or them even seeing the unit in person first?

My personal experience is that I've never had luck with a collection agency.  I've just done the work myself: get a judgment, file to have wages garnished, place liens on any property they may own (I've had some people come up as being on joint title on a property).

Some people will sent up a payment plan as soon as the sheriff shows up to serve them with papers because they're so embarrassed! Probably 50/50 odds you might get money back going that route.

Honestly I never even called the collection agency to try to collect the debt, mabay I should, but from what everyone tells me its mostly a waste of time, especially if they have nothing.

You should use a lease termination. Be sure to indicate that it's a mutual decision requested by the tenant. Also get their request in writing, letter or email.

 should they still be responsible for utilities and cutting the grass if we terminate the lease or just the time the unit sits empty?

Hello

I have a tenant who signed a 1 year lease and it renews for another year at expiration without 30 days notice, not month to month. I clearly told them at the signing and also stated in the lease.

It renewed on 4/1/16 for another year. I get a call today and he said he is losing his job and cannot afford the place and wants out.

How would you handle this situation? I have last month rent and security.  Last month rent is for the 11th month of the lease expiration and clearly stated in the lease.

Well I have 5 mortgages and every one was a pain in the butt to get through because of my income. My tax return only shows I make 15,000 a year after all my deductions, around 25k if you add back in depreciation and mortgage interest.

I have the down payment for another house but banks laugh at me and they want to see me make at least 60-70k a year to afford another 75,0000 in mortgage. My credit score is 740ish.

I have 150,000 in equity in all my properties but I cant even cash them out b/c of my income. Its becoming very frustrating.

I dont know where to turn next. I tried 10 banks, several credit unions, commercial loans and they all say my income is the issue.

Also he does construction work /contractor for a living.

Do you need to send a itemized list or damaged and unpaid rent to your tenant after they move out if they were evicted and have a judgement from the courts against them? 


I know normally you do within 30 days along with refund and or repairs.

Had a small roof leak and we discussed him fixing the work and agreed on a price just to patch the leak. It clearly states in the lease and we had a verbal agreement I would make an acceptation this time.

 Well he sent me the bill and receipts and also stated that the bathroom faucet broke and drain line need to be replaced and billed me a extra $100 for parts and labor to repair that which we NEVER discussed or if there was even an issue. Worked fine when they moved in.  Sounds like he though we was doing me a favor by quick fixing it which I understand but would have been nice if we would of called me first and let me know.

I looked at the receipts and looks like about $50 for tools to do the job and $30 for parts and $20 for labor.  He charged me to buy all the tools also, pliers, tube cutter, plumbers tape, ect...

How would you handle this? Tell him this is a one time exception and future repairs need to be told about BEFORE making repairs or make him pay for it? I did not talk to them yet since I just got a letter with the rent about 4 days ago. Also I did not go over and verify that he did in fact fix it or replace the faucet and drain.

update

she is now moving out and is not going to pay this months rent because she wants to use here last month rent now and its not meant for that, not to mention she ran out of oil heat and its dropping into the 30 and 40s at night. The person who damaged the property has been released from jail and she and I are concerned he will be back since he has now where to go.
