Post: 2 original leases or copy?

I always do 2 original copy's of the lease so landlord and tenant have 1 original each.

If there is only 1 original who would get the copy of the lease? How do other landlords do it?

2 originals or 1 original and 1 copy any preferred methods since 2 originals is more work and alot more signing but I belive its better, just wanted to see what you think.

I would just send them the bill in the mail and hope they paid it, if not I would forget about it and eat it, but my question was would you still mail them a bill and hope they pay it or just forget all it all together and don't even mail them one.

Why can't I? It is stated in the lease. (Not that I would go after them)

I was thinking that same thing. I did not try to collect it or send them the bill. I just wanted to see what you guys thought first.

Long story short

They would not sign a new lease and it rolled over (auto renew for 1 year) and 2 weeks into the new lease they said they will be moving out.(did not pay rent and said to use last month rent) They broke 2 screen doors, window screens and have stains in the carpet in every room, small hole in wall and stains all over the stairs also, carpet was brand new when moved in. The last 2 months they really have not been cooperating. Said they would be out the 1st of month since new tenant is moving in and now its the 2nd or 3rd of month they said they will be out. They caused more damage then I have for the security and did not give me 30 days notice before moving out. (Could sue for remaining 11 months but that would be greedy) I almost fee like taking them to court but they have no money or really assets. I would like a few thousand out of them for damages and moving out early.

What would you do?

Hello

One of my tenants is moving out 7 months early and broke the lease. They said I can keep the last month rent and also the security deposit. ($1800)

However they did not cut the grass and I will need to hire someone and also should I give them the final water/sewer bill or eat the cost since they let me keep the last month rent and security. I don't want to be greedy since they let me keep 2 months rent but on the other hand I don't want to have to pay the lawn bill and final water/sewer, its not my responsability ($150)

Would you eat the 2 bills or sent it to them?

How does everyone do the renewal term in their lease? I changed mine because of auto renewal, to many times tenant would blow me off before the lease ends on the renewal term so I cant change anything since they wont sign a new lease and it auto renews.

This is what I currently have in my new lease, can anyone tell me if this is good or it bad. Any downside they if they dont sign a new lease they are living their without a expired lease?

7. RENEWAL TERM

This lease will NEVER automatically renew.Once the starting and ending dates are expired this lease will be void.

a. If TENANTS are moving they must give LANDLORD 30 day’s written notice before the end of the lease.

b. If LANDLORD wants the premises back LANDLORD must give 30 day’s written notice before the end of the lease.

c. if TENANT gives LANDLORD 30 days written notice before the end of thelease or LANDLORD gives TENANT 30 days written notice, LANDLORD has the right to put a “for rent sign” in the window or in the yard and show the property to potential future tenant’s inside and out. LANDLORD must notify current TENANT'S before future showings.

It sounds like you're in a decent area so your options for non-section 8 tenants may be plentiful.

Five kids is a lot but it could mean reliable, reasonably stress free (steady) checks for a good while. I can't imagine a Mom with five kids would want to move often.

The city I am in never really deals with section 8 to my knowledge because its very good and good quality of life. Yes if I only get $850 a month I still will make money, "assuming they don't destroy stuff which Im sure they will" school district are best in the state and neighborhood is very very good.

She does work and make $1800 a month but from what the HUD representative told me is that shes on a special program "like section 8" to improve her lifestyle. Get the kids in better school and get out of the ghetto. HUD also said if she does not take care of the property they will pull the voucher. I don't know what to think. I don't think the neighbors will like if I let them in, not to sound racist because im not.

Current tenant now had 3 months up front and good references and they destroyed alot of stuff which really gets me mad.

Long story short I never dealt with section 8.

She is a single mom with 5 kids, yes 5 kids. Right away I can see the kids damaging everything. Rent is $1050 a month and section 8 will pay for $800+ each month. She does have a job and from what this hud person I have been dealing with who called about the property is she wants to get the kids in a much better school district and will be moving alot closer to her job... The property right now is in decent shape. 3 bed 1500sqft and shes very excited and hopes it works out..

Would you accept or decline them and is there anything else I should know?

how can they hold you responsible though, you did not commit the crime? (not trying to disagree wihth you)
