@Warren Marshall You are correct! we are buy and hold investors. However we have sold some properties in a shorter time period, and still applied the same concept.

@Matthew Purvis Sounds like you need a cross boarder CPA. I am doing the opposite, Canadian investing in the states. Everything depends on how you were structured initially! For example the CRA does not recognize LLC's, and the IRS might not recognize your Canadian entities. You will definitely be taxed in Canada for the sale, the key here is to pay minimal taxes on the US side when you bring the money back home!

We always claim the maximum amount of depreciation to reduce the income that CRA can tax. This way we have more money in our pockets today. Instead of giving it to the government, we utilize these funds to keep growing and bettering our portfolio. I would rather have more money now and invest it. When we sell down the road, the recapture will come off my overall profit.

@Ivaylo Asenov This idea can make sense if you like the numbers, which only you can decide! If you will be Jumping in to a joint venture, you will need to ensure to have an exit strategy and go over every single situation possible to avoid any issues with your sister when problems arise. The last thing you want it to lose your sister over a duplex...

@Mike Grady Do not pay capital gains on this. If you have an accountant that tells you you have to, run!!! You will however need to pay land transfer taxes.

@Joseph Careri I wish!!! We need to keep our fingers crossed that the government won't take away our 50% exemption on capital gains. Some of our sources say they are looking at reducing the amount that is not taxed.

@Evelyn Tilman we are in Northern Ontario. We advise tenants that once in gets below a certain temperature, to run the water just a bit to avoid freezing. When they do freeze, we call plumbers ASAP.
