I ran across a vacant distressed house today in between my appointments to meet with expired mls. The neighbor says that it has gone to auction and ended up not selling because of back taxes owed.

Several years back I bought a package on how to locate these properties, purchase and keep them. Unfortunately I never got around to researching before I lost the books and dvds.

Someone also once told me that "they paid property back taxes to purchase a property and it ended up being reclaimed." Truth to their story? It's a coin toss.

I'm sure that I would have to speak with a real estate attorney regardless.

However, I would like to know if anyone has acquired property using this method and what your experiences were/ are in these types of deals...

I'd love to know how to grab these before they rot away and fall down.

I am looking for private lending around Dallas Area. I have great credit and have been in contact with lenders to see what else they would need to move forward...each time I haven't heard back. Is this because they are busy or because I've never used hard money before? I just need to know what the terms are and what is expected so I can have someone to close fast with. Any Ideas?

My wife purchased a rent to own (a year before we were together.) She has a resident living in the home that covers her payment and nothing more. I haven't seen the paperwork on it yet, but judging by the payment alone she over paid. Typically, is there a way to get out of these things? Additionally, is there a way to profit? I'm guessing the only obvious way to profit is to sell the same scenario to someone else that is looking for this type of home/pay out...?

We are new to the private lender concept. If you are getting a loan from hard money. The loan is set up on a 1year term. When is first payment due? Would we have to make largest payments while in rehab before selling?

I'm somewhat new to real estate investing and brand new to this site but this post caught my attention because I know much more about commercial Solar and Wind Power than I do buying and selling property. I have had several conversations corresponding with how commercial relates to residential.

Solar is great but in comparison, I'm wondering if you have considered a small wind turbine..? The reason is because they are typically much more efficient and I know that it is actually Texas law(not sure about other states) that the energy you don't use has to be purchased.

FYI, the people I have talked to in Texas that own one of these paid around $10-$12K. Worth noting that they mentioned that there has been a few times that they have not produced enough and have had to pay a small electric bill. However, I'd be willing to be they don't use conservatively.
