Bid At Auction Before the Funds are in Place...?

I have my eye on a property up for auction in a few days. My question is: How likely is it that I can get the money in order after I win the bid from "hard money, or private lender" with no money down? I have had 3 rentals in the past that I had the luxury of paying cash for but am not positive on the typical requirements for a private lender. I'm thinking that I can get this property at 1/3 of market value. I have great credit, not a lot of income, my wife is in the apartment construction business and has all contacts for rehab and finding tenants ect without any problem. Can it be done? Is it realistic?
