@Chris Martin . Thanks. That's some massive information there. Will take me a few reads to digest. 

@John Teachout . Thanks for you input. My thought is to build between 10-50 units. Then use them as rentals and later sell them as a package (not individually). Just like MF are sold today. Whoever buys them later should only focus on the NOI and CAP rate versus the "how it was built". That's my current thought process. But would be nice to talk to someone who has used a similar strategy. @Paul Sofia . Can you share the name/website of your business? Feel free to send it to me in Private as well.

@Bryan Beam . I'm very interested in your experience with modular. I'm looking to build this here. or something very similar. The triangle area (Raleigh, Durham) or some adjacent counties is where I'm focusing on.  

@Erwin Sham . Different people learn and process information differently. Some prefer classes (paid classes cost money), other prefer to take the time and research it themselves (which cost money in form of time).

I have paid for courses. Most of the time, it is really to confirm/reinforce or better organize something I have learned (freely) or heard.

Looks like there is some experience here investing in Opportunity Zones. What would be the pros and cons of an individual to invest in OZ via a Qualified Fund or by themselves (aka. I purchase a MF property located in an OZ) ?

I was told that 90+% of Puerto Rico has been designated OZ. Has anyone invested there? Just curious.

@Michael Ealy . I have mostly relied on leasing agents to leverage their large database of clients and contacts to find me tenants. Nowadays, there are some marketing agencies that can do the job with very targeted ads ... (I was told), but I don't know a good one to recommend for this type of facility . Do you have the profile of the persona/business that might be interested? Facebook Ads, Google Ads ... or some social media marketing?

@Simon Obas . Prepare an introduction and a clearly written Rules and Regulations document. In case the previous owner had one, make sure to read it and make your adjustments to it. Make it a rule to review/revise/update it at least once per quarter (or every so often) to keep up with new situations. A written document ALWAYS works best, because you will need to refer to it in case of conflicts. And there will be conflicts or situations that call upon you to make a decision. Also remember, this is a business relationship you are building with your tenants. You appreciate their business, you respect them, but you have expectations in return.
