With all due respect, I'm not selling to you... This is a motivated seller so what YOU would do doesn't answer my question. I'm talking about a motivated seller. This isn't a sfr.

Hi, so I'm looking to tie up a property but I'm short on capital right now, and don't want to put any money down in a non-refundable option until I've secured a tenant for the property. Is there any way that I can draft an offer to purhase contract contingent on securing financing and contingent on securing a tenant? I need to control the property somehow, because I don't want competitors or the tenant to take the deal out from under me. However, I want to make sure that if I can't find a tenant to lease the property to and the deal falls through, I won't be held liable or vulnerable to a lawsuit. Any help would be greatly appreciated! Thanks :)

No one answered in the other forum, so I figured here might be a good place!
Say I see a property and know who the perfect tenant/end buyer would be for it. I want to get control of the property so I can rent or sell it to the end buyer, but I need to get some sort of commitment from the tenant/buyer first before I would buy the property so I can mitigate risk! What is the best way for me to have full control over the property long enough to successfully put the deal together and protect myself from:
- The attorney who looks at the contracts and sees the fat profit I'm about to make and decides he can afford to risk a bit of money so he steals the deal from me
- The broker who gets wise to what I'm doing and convinces the seller to sell to him instead
- The tenant/end buyer who feels like they would save money if they just wait until my offer to purchase contract expires so they can go directly to the seller and cut me out of the deal
- The seller who gets jealous as soon as he figures out what I'm doing and how much I'm going to make, and cancels our contract or provides more red tape so that my contract to purchase the property expires and he can rent or sell the property for a bigger profit.
Any clauses, contract ideas, and other strategies to protect myself as much as possible would be greatly appreciated!

Oops... Sorry lol, I as soon as I saw the web address I knew I had already been to the website, but I've never clicked on the tab you have it set to, thank you soooo much - this is really helpful :) I love Biggerpockets, you guys are amazing! Thank you both, but I already knew that I could look up a property by it's address/parcel i.d./ owner name, etc. and get the tax info and assessed value - that's not the problem at all. The problem is that I don't have the property addresses to begin with. I'm trying to get an assessor's roll or tax delinquent property list, and they refused to give me either...

Almost every county here offers the ability to look up a property by owner name or address, then look at the property tax bill history for that property and whether or not taxes are paid/current. The information is there, just not always in a perfect list. Some counties in our state, including yours Alexandra, do offer a search function where you can find just the delinquent records, filtered by tax year and amount owed. Thats a bonus when its published that way.
And try to go easy on the people at the county tax office. They are just trying to do their jobs the best way they know how. You would be surprised, or maybe not, at the number of requests they receive for lists of various types.
Well, thanks for posting an I understand what you're saying. I was just taken aback at some of the rudeness I encountered, it's not that they said "no" as much as it is the WAY that it was said. I don't feel entitled - I guess I just had different expectations as to how this would go after buying a course upwards of 1k that told me I would be able to do this... Can you please explain to me how Iook at ALL of the delinquent records that fit my criteria ( I'm interested in a niche target so it's not like we'll be competing for the same properties). I'm well aware of the property search website, but I don't have an address - that's the whole point of getting the list... Does that make sense? How do I look at the tax delinquent properties without having a property address?
