Hi there. I am looking for a recommendation of someone who can edit and put together podcasts that have been recorded when I give them all of the pieces such as the intro/extro/etc. I would love to find someone who has already done this work and comes recommended from someone else.  Thanks!

If you ever change your mind check out Zeona McIntyre and her excellent podcast on AirBNBing.  She does consulting and I believe management at 20%.  You could have her help you get it started.  Just a thought.

We are in the midst of a long 4-plex BRRRR and are turning it into an AIRBNB. How long do you think we should bring in income to the property before refinancing it? Is 4 months long enough? Never done this before. I'm guessing we just need to keep accurate records of our occupancy/income to show. Anybody have any advice? Hoping to get the appraisal as high as we can to pull out as much as possible. We closed off the back porch and it has a closet and a window but it's tiny. I believe in our market it has to have a window and a closet to count as a bedroom so I'm hoping maybe they will count those two units as a two bedroom. Getting excited to make some $$$!

Cody L. aren't taxes high in Texas?  If you are getting 1.5+ returns that is awesome!  Can you tell me a little more?  I like the sunny states because if/when heating gets more expensive I think people will want to be in warmer locations.  Plus I like the sun!  thanks for your help everybody!

Looking for cash flow to hit the freedom number.  Wondering where the 2% rule is available in the country today and would love to hear about all the details. please.  If it's over 1% that would be ok too but why not shoot for the moon if you can!  Thanks for your help!

Love how you have laser focus and give a % of your goal.  It's motivating me. Getting so hard to find these properties in my market now but we're still trying.  Thanks for sharing!

I'm interested in getting a vacation rental in another country in South/Latin America.  I speak fluent Spanish and have lived abroad.  I wonder if you get something that is already working and making money and buy it if that's better.  A CPA should be able to help you with the investment and TAX repercussions.  I'm glad to know International Living isn't as rosy as it sounds.  They make it sound like we should all move abroad tomorrow!!  I like real life experience better.  Thanks!
