@Anthony Mahone I just messaged you.

@Slocomb Reed I would expect that in the B class properties they could sell for around a 7 cap. 6 caps should be newer and A class or solid B that's newer. It's hard to cash flow at that cap. With duplexes and SFR I'm seeing as much as a 20 cap in the D areas. It's not my forte but if someone had solid property management or boots on the ground, they could stand to make some solid cash flow and high caps. I think we met at @Joe Fairless's Best Ever Meetup.   Good to cross paths again!  

@Jeremy Hackenberg what caps do you seek in the C and D areas you invest in in Dayton?

@Account Closed 2 layers is of asphalt shingles is allowed but not recommended.  3 layers is against code  

@Todd Powell understandable.  Me too!

@Scott Krone.  Very cool model.  I have some good connections in Dayton and was born and raised here.  I have seen this with what was once large retail spaces.  I would like to know more about what is an ideal asset for your strategy.  If I come across something I can notify you and we can figure out a way to collaborate.

This is something I deal with day to day.  I am both an investor and business owner of a Dayton roofing company.   Dayton experienced strong storms last year including many tornados.  You should get a free inspection from a local roofing company to see if your roof may have wind or hail damage that may be covered by the insurance policy.  This could save lots of money for you.  Just my 2 cents.  Let me know if you need any more advice.

One thing that interests me in real estate investing is that everyone has their niche, strategy and metrics they use in their business.  I'm looking to discuss both my strategy for those who would like to ask and also discuss everyone else's strategy they use for investing in their investing business in Dayton OH or Cincinnati OH.   

I've been hooked on investing for a while now. My business partner and I currently invest in small multi family, SFR, and also do flips and assignments/wholesales.

In our dealings with helping other investors we have found that some are happy dealing with B asset class performing at 6 caps or higher while we also find some others who are ok with dealing with D asset class properties that can perform at 15-20 caps.   

Let's get into the nitty gritty and learn from each others strategies and what has been most profitable for them.  We are always looking to collaborate with other investors.
