What part of Cincinnati are you targeting?  I seek investments as far south as West Chester/Mason area and as far north as north dayton.

Hi Patty!  

I can appreciate your question.  I was born and raised in the Dayton Ohio area and am familiar with your situation.

Prior to being a real estate agent I used to work for MetLife and State Farm Insurance.  I can tell you there are many variables that can affect your rate.  Some of the most important factors are size of the property and construction type, your credit score, your claims history, age of property and many more things.  I still have a lot of connections in insurance but my favorite is a local insurance broker that I use for all of my insurance.  If my rates ever go up he shops the rates of all the other companies he represents.  I had him switch my policies last year to a good company and saved over 1500 dollars for all of my policies combined.

Your goals are on target and remind me of my goals when I bought my first place. I got started just like your plan indicates. I bought my first place when I just turned 20 and was in college. Bought FHA with 3 percent down. Lived there a couple years resold for a profit. I've done a few more deals since then and have built up a couple rentals that are now paid for with no mortgage and I'm ready to buy multi family now. Jered Sturm I've been looking to buy multi family within 30 minutes of springboro Ohio area so Dayton and Northern Cincinnati Areas. Looked at a 8 family deal last week but couldn't work out a good price so on to the next. I have my eye on a 12 family. Not looking to buy 100 units yet but hopefully soon. I think Cincy and Indy are both good markets.  I was born and raised in Ohio.  I personally am familiar with Cincy more than Indy because I am a realtor that works in the South Dayton and Northern Cincy areas.  I am also a buy and hold investor.  Every deal is going to have a different cash flow based on the circumstances but I would say your goal of Cinci and Indy is a good target.  If you have any questions for me specifically I would be happy to connect and help.

Part of it would be that you "can't milk a turnip." Even if they were held liable it's hard to collect on someone who is a squatter. Also while them having a criminal record and even jail time may be attractive on the surface it just costs tax payers more money.
