It is really tough.  You might try looking out to Manassas or Woodbridge.  It's still pretty tough to make the deals cash flow.  I live in NoVa but I'm now buying most all of my properties in Richmond and NC because the purchase to rental ratio is much better.  I also don't like this talk increase renter protections.  The Virginia laws as they are now are very fair.  It sounds like they're going to start going the way of Maryland and DC.

You have to look real hard for deals but if you can't make NoVa work then you should look at areas you like to travel to, maybe somewhere you have family.  See if you can make those numbers work better in that market.  Don't buy in a place where you're never going to travel to or hate going.  It's best if the location is within 2-4 hour drive.

I went through the last downturn.  Prices dropped 10% in my town in one month, October 2008.  I sold several of my rentals before the crash because I saw it coming.  I thought I was a genius.  I regret everyone of those sales.  

You don't need to stop buying. You need to look harder for good deals. If the deal is good then trust your numbers. Keep your cash on hand by stabilizing and refinancing your cash out, BRRR method.

If this inflation keeps heading up then your cash will be worth less and less every day.

Wow, Coffeyville, population 10,295 an hour from Tulsa and 3 hours to Kansas City? You're keeping STR's occupied there? Why are people renting your places? What are they coming to Coffeyville to do? That's fascinating.

Who is killing it with Airbnb or other similar services in and around the Washington D.C. area?  I'm thinking about writing on this topic for the Washington Post and I just wanted to chat with a few of you in the business and possibly interview you for the story if it happens.

Reach out to me if you're renting out a room or your basement of if you are doing a 100 units or anything in between.  

I want to know the problems, the setbacks, the victories, the impact of regulation, what you like, what you hate, how you manage it, what the numbers look like, etc.  Is it the way of the future for landlords or will the man shut it down.

I've bought about a half dozen homes down in Fayetteville NC in the last year or so.  I've yet to find a title company I'm happy with.  

Any recommendations on good title companies in or around Fayetteville or Cumberland County NC?
