Welcome Doug. Virginia is a good state for landlords and some counties are better than others. Even better, Virginia spells it all out in the Virginia Landlord Tenant Act. Here it is:

But, you know what, it will only cost you a couple hundred dollars to have a lawyer handle this for you. I would probably hire an attorney if this is your first time doing something like this.

Don't evict. Sounds like you can have a good tenant here with just a little educating. Some people try not to be a bother. That's likely what this guy was doing. Try working with this one.

Mold tests are sketchy. Technically, there is mold and or mold spores all around us all the time. If you had moldy drywall and you didn't replace the air filter then there is going to be mold spores in your air filter. There is probably going to be a lot of mold spores in the air in your condo. Replacing the drywall doesn't take anything out of the air. Replace your air filter a couple times and test again in a few month.

@Vanessa that's great. I'm a buyer if you have deals. I also buy land but PG county is pretty tough. The sales prices are low and the impact fees are high. It's kind of a buzz kill.

I heard Tax Liens weren't very good in the D.C. area. I had a lawyer tell me ounce that lawyers around here go tie up tax liens because they make legal fees on the deals. I don't know for sure. I'm not well versed on it but like anything else be careful how much time and money you dedicate to these gurus.

There are some really shady guys around here. Good luck.

J, try an insurance broker. They have many different options for you. I use the Clifton Agency . They're in Virginia but the cover my Maryland projects.

Yeah, I've got 4 properties going. The storm will hold me up a day or two but you just roll with it. There always seems to be a delay of one sort or another. If you're ahead of schedule then you're golden anyway. Take the time to get caught up on office work or find new deals. The good thing about snow storms around here is no one else is shopping. If you can get offers in you're by yourself.

If you're in the D.C. area then a cap rate of 7 or 8 is pretty good. Baltimore suburbs are a whole different story and vary greatly.
