Thanks for everyone's thoughts!  I plan to survey the tenants once I have the building stabilized.  I didn't think of pulling permit for the storage and/or laundry facilities but will definitely inquire about it when the time comes near.

I may be getting a potential 8 unit apartment with a basement.  It's currently empty but I'm curious to see what people here would do with it.  There is a provision for an extra power meter to be added.  Building is not sub-metered for water and there is no gas.

1. Add washer/dryer for extra income.  But this will cause water bill to go up

2. Add another one bedroom unit?

3.  Add an office to start my own property management for this 8 unit and my other properties?

4. Potential storage units, area is C but has potential to transition to C+ or perhaps B later on.  I'm guessing C class tenants won't be interested in paying extra for the storage?

I'm curious to know if people are also members of the Atlanta Apartment Association.  Dues are $500 a year I believe but I'm primarily interested in being able to use their forms for my multi and single family rentals.  Plus I've heard vendors offer tremendous discounts for being a member.  Thanks!

I'm tempted to cash out refi a couple houses since the market is so hot right now.  I found a lender who has a recourse and a nonrecourse loan available.

Recourse - 70% LTV, 6.75% interest, 2.75% origination fee
Nonrecourse - 65% LTV, 7.75%,interest, 2.75% origination fee

Either way, I'm not planning to default on my loans but I guess I'm debating whether it's worth the extra percentage in interest and a lower LTV just to have that extra piece of mind.

Hi all,

I'm currently outgrowing my current car for the business and would like to upgrade. I currently have 2 entities, one holds my SFR and the other holds my MFR. I'm debating whether I want to title a new vehicle in one of the entities or create a new one?

I assume there will be less liability if its titled in a new separate entity since it won't be connected to my first two entities nor my personal name. The usage will probably be 35% SFR entity, 35% MFR entity, and 30% personal.

What do you all think???

Well the doors have letters on them.  I thought of putting numbers on the triangle stoop but was wondering about putting them on the brick next to the far right/left windows as well...

Any suggestions on where to put house numbers?  Building only has 1 address and it consists of 3 numbers.  Please use your Photoshop skills.  Thanks!!

I'll have to search for those little damper handles.  Is there a specific name for someone who knows how to adjust them?  Seems like most HVAC companies only know how to replace ac and furnaces.  I'd rather hire someone who knows what they're doing to adjust them...  Thanks.
