My partner and I have a wholesale deal under contract with 1m profit opportunity, but need a cash buyer. What is the fastest route to go to find a cash buyer in Lafayette Louisiana? I know I can find it through good research and networking but hoping someone could direct me to a quicker source. Thank you all.

@Derek B. Thank you, I'll be starting college August 2015 and will be studying business possibly with a concentration in entrepreneurship. Still not totally sure but definitely leaning that way, and though there are real estate degrees, I prefer a degree that will help me in all aspects of entrepreneurship vs only real estate. I am beginning classes for my real estate license in May, and by time I'm I start school I plan to take advantage of that license as much as possible to help me connect with people in the industry and learn as much as I can as young as I can.

27,000 - 25,000 = 2,000

Congradulations! Can you please explain the part where your friend gave you 20k for down payment? I've heard you should never finance a down payment, did you have to pay him back? How did you get around not paying him back that 20k, and if you did pay it back did he charge interest? Did that loan affect your numbers at all?

Explain to whoever is asking for POF that you are wholesaling the property. You should ask your investor for proof of funds and tell him why. If he asks for details on the deal, be upfront about everything with everyone. It'll work out much smoother. I haven't done this myself but I've read about similar situations here on BP. All of the truth comes out at the closing table.
