Hey Guys, 

SEO used to be my bread and butter. As search engines have evolved they have been bettering their crawling and indexing algorithms in ways that try to get away from the generic key word hits. Instead, they are trying to use organic growth paired with relevant networking from other more established sources. To Al's point, a the generic content gets viewed more and more like white noise, and the special content, that content that drives readers back to your site, or generates referred viewership, that's what gets noticed. 

I'm happy to review your site and make suggestions, or even recommend a couple of techniques to attempt to drum up more traffic. I think the biggest thing is to blog about your work in real estate, your passion, and your insights on a regular basis. 

That invite goes to anyone here. I love investing and I love technology, feel free to pick my brain.

How active is your listing? What are you doing to drive people to your home? 

Have you had an open house? 

Some people just list a property and hope that is the end of it. Do you have professional looking pictures?  Good descriptions (spell checked)?  

Nearly every house I have ever worked on, people stopped by to ask questions.  Did you get any inquires during the rehab? Did you capture any of their data? 

If you are doing everything you can do and you still don't think it is enough, maybe it is time to call in some extra help.

Sorry to see this mate.  Good friend of mine and I refer to these as "Stupid tenant tricks."

It is good to hear that nobody was hurt and that you seem to be in the best spirit you can be in a situation like this. Good luck with moving forward. 

Somebody else asked about renter's insurance. I pseudo require it. By that, I mean, I charge rent at one rate, and offer a discount for those who get renter's insurance. Since it is cheaper with the "discount" they tend to get renter's insurance.

what do you think the property is worth? How much work needs to be done? It might be worth running your numbers, find a number that works for you, then track down one of the children for a one time offer. 

You won't know unless you try

While I would suspect you are running into tire kickers, and application dodgers , it could be something else. How do you accept the application? In person, fax, email, submitted through a website?  Does you method provide the applicant protection? 

Unless you encrypt the transaction I won't be submitting my information. This happened to me just today. I was getting ready to send some PII to a hard money lender, when found the methods were unencrypted. (email and fax via a third party online service)

BTW: I miss the triangle.

 I'm wondering how you can charge a non-refundable pet fee; if the pets have behaved themselves and left the unit as they found it, shouldn't they get their deposit back just as their parents do? Otherwise it's like charging rent to the pets, isn't it?

Gail - This isn't unheard of. In my area landlords get a pet rent, pet registration, and non-refundable pet fees.

This might not be what you want to hear, but taking a pass on this house might be the better option. If it is a good deal, see if you can get a finder's fee for the property.  This will add to your liquid money you want to use for investing. 

I don't know you, but it sounds like you really want this house.  Tread carefully, as this is where mistakes in this industry are made.

@Maura Paler Nice work! I'll admit that I cringed a little at the start of your story. I was waiting to hear that the land rental was high or something traumatic. It sounds like you have a good eye. 

I am working on my first vacation rental property and hope to close in the next few weeks. I have high hopes that I will do as well.
