Hey! I think it really depends on how much the taxes are, what is the vacancy average in the area, if you are using a PM company, and your expected maintenance costs (is the HVAC, water heater old). Let me know if you have any questions.

Hey! You are correct, you would have to run all referral fees and commissions through the brokerage. Maybe partner with a 100% commission brokerage that has a flat monthly fee paid instead of a percentage. Of course the broker would have to approve all mailers and advertising. When talking to potential sellers you would have disclose you have a license and your personal interest in the transaction. I can't say that enough as a licensed agent to disclose, disclose, disclose. Way to go on being creative! Have you thought about exploring other RE markets where you can get that kind of return?
