Great property that I could have rented 10 times over...we had a list of approved tenants wanting this one. It is in a great area with a high number of owner occupied homes on this street. This was a one owner home and well taken care of. All systems have been updated in the last 5 years. The roof is in good condition.

I like to start with Fannie Mae when looking for investor friendly agents because they work with REOs they typically work with investors as well.

Brett Iwanowicz Correct. The point is you can't sometimes be an agent and sometimes be an investor when you are licensed. If you are licensed then you are always an agent when it comes to all things real estate. Sure you can be an investor as well but first and foremost you are an agent. When sending out advertisers for real estate you must disclose your license and firm information following the guidelines you mentioned you are studying now.

@Brett Iwanowicz That is awesome about having a great relationship with your broker. She seems experienced so I would recommend leaning on her a lot for questions regarding the New York Real Estate Commission. Because I have to disagree with @Jonathan Marcus that you can advertise as an "investor" without disclosing you are an agent but agree that you should consult an attorney. Most of all though will be your broker's knowledge of specific Real Estate Codes because as a licensed agent they go above and beyond some state laws. §442-a. Compensation of salespersons; restrictions No real estate salesperson in any place in which this article is applicable shall receive or demand compensation of any kind from any person, other than a duly licensed real estate broker with whom he associated, for any service rendered or work done by such salesperson in the appraising, buying, selling, exchanging, leasing, renting or negotiating of a loan upon any real estate.
