@Andrew Schrader thats how the contract is right now. But then the tenant told the current landlord that they wanted to stay so that was conveyed to me. I figure at this point if I tell him I'm going to raise the rent $125 a month in addition to the fact that they're going to have to deal with a whole lot of contractors in work for the next month or so, and they are willing to go through a screening process, then maybe it's worth it to give him a shot. Or at least take him through the screening process.

But at the same time it would be so much easier to deal with the repairs without a tenant and then put one in.

@Adam Martin yep I agree about the living conditions and the payments. The lease is a really crappy month to month and they've already been given a 30-day notice. Now I just have to decide if I want to pursue them as a tenant at all, or just tell them to find another place.

@Theresa Harris their current lease shows them placed about a month before owner put the place on the market... Which is a red flag for me, especially since owner cant provide proof of rent payments.

Whole new hvac (gas pack and a/c) i *think* ducts exist, but havent seen the house yet only agent did a walk through. Inspection is next week.

Evening Y'all

I'm currently under contract for an occupied sfh. the contract dictates i will assume the house vacant. the tenant was given their 30day and now has requested to meet with me because they want to stay. under normal circumstances is say, sure if you pass my screening process that wont be a problem, but there are a few complications.

firstly, the house needs a new hot water tank (ive been told it doesnt work), a whole new hvac system (the current heater does not work and the only window unit is broken... i guess they have a bunch of space heaters). it *needs* 3 windows (broken/old), but i plan to replace them all.  and to do the hvac system the electrical panel needs updating to 200amp service.  and thats just the stuff i know about. inspection is next week.

their rent is 650 now and thats under market. after repairs i should be able to get 750 (maybe upwards of 800). 

it blows my mind that anyone would rent under those circumstances. that could be good and/or bad as far as having them as a tenant. their current lease is month to month and is a halfway-filled-out basic (garbage) lease.

under the assumption they can clear screening and put up money for deposit/last month and everything else looks good on paper, would YOU let them stay? why or why not?

@Lisa Wilson when i was in ohio, im pretty sure, you could go back to court for a judges ruling regarding the losses and get a judgement for, usually, garnished wages. Im also pretty sure it would carry over employers until payed back.

That would of course require another hearing and the evicted tenant getting a normal job that requires her giving her ssn/info to the employer (no under the table jobs).

Im in NC now, and would love to hear what finally come of this.
