To be honest, I chose a great company to get started in. We are consistently #1 or #2 in Dorchester and I haven't had to search very far for deals... they are coming into the office. I currently have 5 rentals on the market and am in the process of 3 sales transactions. Though if you have any lead generating strategies let me know!

It has been a great start so far! I have rented several apartments and have 7 on the market right now. I am closing on my first sale of the summer on the 28th as a buyer's agent and had my first sale listing receive and accept an offer today!

Pete Tam its the same way in Mass as Ian Dodoo described it. If you don't have an agent to help you you may not know, but at least in my state you have the ability of including an inspection contingency in your offer. You also have the freedom to set any amount of damage that you'd find that would still allow the offer to stand.

For example, you can have the contingency say that after the offer is accepted and you have an inspection done within the allotted time-frame, the offer will still stand if there is under $X amount of repair costs reported in the inspection.

If you want to play it completely safe, you could make that X=0, meaning the offer no longer stands if the inspection reports there being any repair cost to the building.

Its basically a little game where you have to feel it out with the seller to see how low you can go on the contingency without having the offer denied.

Keith Baird, Our office specializes in residential sales and rentals. I have found myself excelling particularly well in rentals, it has come very naturally to me. But I also specialize in condo sales specifically as that is what our market is particularly saturated in.

I'm basically looking for landlords to hire me for rentals and sales leads. I work in an excellent office and am confident we will get the lead if we can just talk to them, I just don't know where to find them!

Thanks for the advice everyone! I was thinking I may need to flip for some initial income before I can buy and hold but now I am unsure... will have to do some more research, and Ann Bellamy I will be sure to check that book out!
