Welcome to BP guys!

This is a great resource for anything related to REI. I'm in the Acworth/Dallas area. Are you looking for MFH in Dallas? I'm looking to get started as well with SFH or small MFH in the area. Prices have definitely increased. Best of luck in the journey !

@Nickolas T Philliber Hey Nickolas, are there any decent multi family properties in your area? Are you leaning more towards small or large MFH? I've been looking in the Dallas/Hiram area for SFH. However, I'm also interested in small MFH. I know Cartersville has a lot of new construction and is definitely starting to grow more!

Joe, I live in the Dallas area as well. I have been working with an agent that also manages property in the area. PM me if you’d like her info.

Hi BP community! I am looking to house hack in the NW Atlanta area. I'm mainly looking more into Dallas/Hiram area. Does anyone know any real estate agents or wholesalers that are familiar with the area? Also, would anyone recommend or know where I can look for hard money or private lenders? I qualify for a conventional loan. However, usually the banks take about a month or so to close. I was hoping to find a way to be ready when I come across a deal with a seller. From what I've been researching and reading on BP, in this seller's market, the best deals are made with no financial contingency since it's more attractive to the seller. I would definitely compare all options to see which would be the best route to take. My goal is to eventually buy and hold properties. Any recommendations or advise would be highly appreciated, thank you in advance!

@Anton Ivanov I follow a debt free real estate model because in 2008 when the Sh**t hit the Fan and everybody (including me) that had debt against properties lost everything they had work so hard for; I decided to do real estate the boring way and make sure I am not a glorified property manager for the bank. With only 10 units (compared to your 35 units) and less people to deal with I am able to achieve the same $10K a mth cash flow because I owe no Man for the assets I hold. My approach will never make an HGTV show but I have financial peace & can achieve fabulous net-wealth goals with less properties.  I believe this is why @Jay Hinrichs suggested you start paying them off, because you have done such a wonderful job acquiring them, you now want to completely own them.

Olu, I completely agree with you. I'm a huge fan of financial peace. It sounds like you have had great success with 10 units and making the same amount of cash flow. Pretty impressive! I own one rental property and am currently looking to purchase a second one. Any pointers and advice is appreciated; I would love to take you out for coffee or lunch if you're available.

Hi John,

If you don’t mind me asking, do you know how often they do the meet up you assisted? I’m interested in attending a few and networking.

Thanks in advance!

Thank you all so much for the advise! I will definitely do more research and consult a CPA.

Thanks!
