I'm getting into real estate investment in the knoxville area. Wondering if anyone has any recommendations of a closing company in the area that is investor friendly. Particularly one that does contract assignments. Thanks!

@Brandon Turner You're actually what brought me here. I was doing real estate research and found "Real Estate in Your Twenties." Read about biggerpockets.com on the blog.

I'll celebrate a bit here in Tennessee! Glad this resource is here!

As a newbie with no real world experience, I say buy a couple lower priced places outright. Preferably duplexes or triplexes under 100K. Then use all but 50k for down payments and finance another few. That way you have some fully paid for to cover any maintenance or vacancies, plus you have a cushion as @Andrew M. mentioned. Let your tenants pay for your portfolio.

I'm trying to get started in wholesaling, targeting pre-foreclosures. I really want to help the people and want to make sure the sales go through. How important is it to build a list of buyers first? I have heard some say to just get the deals under contract and the buyers will come. I've also heard having a list first is dire. Opinions?

I have never worked with Cash Flow Savvy, but I do listen to a podcast by of the owners. His name is Matt Theriault. From his podcast, he seems like an honest guy that knows his stuff. Epic Real Estate is the name of his RE podcast.

Hi! My name is TJ Ingram. I'm from just outside the Knoxville, TN area. I aim to start wholesaling properties as soon as possible.
