Hello @Fred Pineda, I am not an expert, but here is what I recently learn in a Miami Association of Realtors Class about Auctions in Miami-Dade Clerk of Courts: DO NOT BUY PROPERTIES WHEN THE PLAINTIFF IS AN HOA.

I don't know why, but your case may be a reason, let see what other have to say about this!

Congratulations @Jessi Hill way to go!

I would like to think that when @Joshua Dorkin and @Brandon Turner say: "Most people lose money in their first flip" They are not talking about people who is been around BP for a more than a year Consistently, that I believe is one of the reasons BP is so successful.

Hello @Alex Malone

I don't know how Accurate is the information, but Trulia have some statistics you can lookup. I personally know the areas I don't want to work in and for the rest I use MLS for every deal I analyse.

@Thomas Franklin I will take your questions as really good tips, I still have a lot to do. For now I consider myself an Investor Friendly  Realtor just for the following 2 reasons:

1. I am getting ready  to become an investor myself, analysing deals, following the local market and networking locally.

2. I get my license with this purpose (work with investors) as a way to earn some additional dollars while learning the process.

Regarding your questions:

1. How many investors do you currently work with and how many investors have you worked with, in the past? 

A. I have just follow a couple transactions of a family member. so 1 if it counts, 0 if not!

2. How many transactions have you closed, with investors?

A. NONE

3. Do you currently own any Investment Properties? If so, what type do you own?

A. NO I don't own any Investment. 

4. Are you a member of any REIAs?

A. Not yet.

So, I will write them down in my TO DO  list, let's change this answers ASAP.
