@Daniel A. Nice post, have you done this before or regularly do this?  I'm looking for people to interview for our youtube channel as well so if you'd like maybe we can talk more about it then.

To answer your question Drew the most important thing I would do is market the HAIL out of that house or surrounding rentals and fsbos because you want to have a good relationship with tenants and buyers so that you know for sure what market rent the area will support and how to get premiums with a better relationship or small customized things.

For example when we need to pay a house off fast we get multiple tenants, room mates, AirBNB style short term tenants and/or corporate tenants who pay 2-3x rent for 30-90 day stays.  When you have a list of folks like that you have a lot of exit strategies.  That's my experience anyway.  = )

As others said your payment is bonkers and you can tell people you work for the "LLC" that owns the building so nobody knows you are the actual owner and change the county records too so your name isn't on there.

I've had a few properties in the area and it is possibly you can go the AirBNB route since you are close enough to check on things after because the big thing with that is you have to keep the house clean.  We've had similar properties cash flow $4,000/mo and more but you never know for sure.

AWESOME JOB on your first deal!

I think just not closing until it is done would work right?

I had a seller on a commercial unit tried some funny business with the estoppel certificate and I could've lost big time but I lucked out by not closing until it was done.

Super job on the closing way to go Layton and what a cool name!  = )

Hi Alex,

I think using cash or any credit is a huge mistake, instead I would just make friends and see how you can help them.  For example I have a bird dog your age who texts/calls sellers and if they want to do a lease option he does a three way call with me or another investor and we pay him sometimes $200 - $300.  So far he is making an extra $1,000 or so a week working less than an hour at MOST lol.

Love on people just get to know them the biggest thing I tell people your age (I'm a teacher) is that if you aren't in love with what you are doing, do something else but in the meantime make friends and just help them in some way because that skill will transfer to other things.

Hi Rex,

I'd love to try and find an answer to this and I can ask a few of my ppl who are in partnerships but I want to make sure that I understand your question you are basically asking:

If I have a partner and there is a problem that needs fixed on the property and I want to replace but the partner strongly disagrees and wants only to pay for repair and won't pay for the replace?  

I just checked a few agreements and this is address in the paperwork but that can still cause a strain on the relationship.
