Tenant requests before closing

I'm closing on my first deal in a week or so. Yahoo!

It's a triplex which already has 2 units tenanted, and we are inheriting those tenants. 

After introducing myself as the soon to be new landlord the tenant mentioned the seller has never met their contractual obligation of installing 2 AC units. One is installed but just crapped out today and the other is in the unit but not installed. What recourse if any do I have with the seller to get those repairs done before closing?

Ask the seller you had two different tenants ask the same question.  When I walk properties I always ask the tenant if one thing can be fixed or improved what would it be.  You’ll be surprised the answers you get.  It’s a reflection on the past landlord.
